A quirky and charming Humboldt County cannabis farm on Upper Thomas Road in Salmon Creek captured the internet’s fancy over the last couple of weeks. The Zillow Gone Wild tweet about the place has over 1300 likes.

Today, the New York Post has picked up the story.

The property which is in the permitting process has just over 38 acres and has 22,500 square feet available for cultivation, according to the Post.

The Trinity County realtor, Brooklyn Marvin (DRE#02039145 of TOP Properties), tells the Post, “Everyone’s trying to jump on the opportunity to open up…A lot of these guys started in LA and San Francisco … and then they realized that it would be a real benefit for them to be owning their own farm to feed product into these legal channels.”

According to the Post’s author, Marvin told them “that smaller-scale in-state retail companies of marijuana sales are trying to head up to Humboldt County, which is known for its craft weed scene.”

The author then quotes Marvin saying, “I think our community has really contributed to how special the product is coming out of this area, which is why we’re famous.”On the one hand, cute little hill homes with cannabis permits are fairly common in the Emerald Triangle so we tend to think they’re no big deal.

All in all, the place may be relatively ordinary to the folks who live in the Humboldt hills but, we can see why it looks like heaven to folks from elsewhere. In fact…it’s not too far from this author’s little slice of paradise.

Been watching this one for awhile, a very beautiful farm but then again you gotta live in so hum and the farm probably only makes a little $ if you’re well connected and know how to be an owner operator and run a tight ship. If you were to hire a full crew to run it there is no $$ left over or perhaps in the red. I’m curious who is lending on these properties now a days? Are hard money peeps still loaning on these properties? the risk seems high relative to reward in today’s market. Bless up

Make a loan. Make sure the buyer’s money gets sucked in also. In 2 years you will get that property. The risk is with the fool buyer …the lender comes out good either way

Loan to own. That’s lame, but coming from the bitter old timer I’m not surprised. For the lender to come out good requires a low LTV and an REO that someone else will want to buy (unless you plan to dispo another way or live there yourself).

Honestly there is way better ways to make a return, esp after the borrower realizes you screwed them over and they trash the place on the way out. Worse yet it burns before the auction and the insurance is lapsed or insufficient. I stopped lending on farms last year.

I just went and looked at a place where the tenants seem to have poured cement down the toilet, disconnected the water drains and let the water run all over the floor for quite a while.. Needs lots of new (engineered- not solid wood) floor joists and a new septic sytem. It’s going to be a little hard to sell..

Yes it’s very very hard to fix the drain lines with concrete in them. Don’t matter if it’s a raised foundation or slab. Imagine the concrete in older cast iron drains. No way a soil cutter is gonna crack that pipe. The water damage you mentioned can be enough to ruin things leaving the lender with a loss to fix up to sell.

Best insurance there, for your money? Would be: $500/ year to Salmon Creek VFD Water tanks with 1 1/2″, or 2 1/2″ fire hose fittings…is there a pond? Get a pump that works. Weed wack, mow, and thin the brush. Get fire extinguishers.

Cute little cabin with some water features . 500k-600k seems reasonable.

There’s some amazing properties up for sale rn. I got one I’m looking at its about 250 acres . River runs through it and it’s got senior water rights with canals and trout ponds and a 20-30 acre meadow. Off grid and has been in the same family since 1940s.

It’s about 2x the asking if this cabin and there’s no weed stuff on it .

It’s what’s called an “impacted watershed”…

(Means it’s not conducive to growing)…

(Means it isn’t working out)…

I’d have to think long and hard, before I’d even consider a place in Salmon Creek, and that’s if you paid me a $ million to own it.

The saying is “there’s a seat for every ass”. Not sure what it really means, but I’ll use it here. It is a nice looking property and would make a great homestead. Trying to pump it up and make it seem like the industry is moving up here is just wrong. This would be a horrible business investment, but a nice place to live.

Most other types of farms are more damaging than cannabis farms.

Yeah. The Humboldt County watersheds have been trashed by soy and corn farmers.

The Eel has been most heavily impacted by diversions for wine growers and suburban sprawl in Sonoma County

Most other farms also exploit illegal immigrants and use harsh pesticides that you won’t find on a cannabis farm.

Why not buy a factory that makes buggy whips or coal stoves?

There are some coal ovens still working back east. When the EPA shut down coal burning they made some exclusions for some old necessary uses…like…pizzarias! Coal burns hotter and makes a great pizza crust. If you get back to NY, NJ, CT area look for some coal-fired pizza…and Bon Apetit!

Are we all convinced that our cannabis industry is in it’s final death throws? Sounds like lots of people got out last years, and this year people are offering a percentage of harvest in order to get their plant starts and labor.

I hope we get an investigavtive news story on the potential effects of an industry collapse. Will off-shore wind, nordic aqua farm, google data center, the university expantion, gateway project and McKay development be significant offsets to the loss of cannabis?

Who is looking to move? Nowhere is recession proof but a national recession combined with a local industry collapse doesn’t sound fun.

You are correct the datacenter will not bring any jobs really, just yet. It’s a step I have long seeked and what it provides is the high paying job opportunities in financial and most importantly cyber-security in the future. Both are long term industry needs and with the moderate climate and abundant energy it’s good for puters. The next steps are now able to move much more rapidly with this solid foundation. Seems China-Taiwan relations may speed up even my timeline.

Better make sure that property is properly surveyed and recorded, and there are no property line disputes, and it has deeded access and water rights….
